Charlotte, N.C. — July 23, 2025 – Hawthorne Residential Partners, a fully integrated multifamily investment, management, and development firm with a portfolio of over 63,000 apartment homes across the Southeast, has announced the sale of Hawthorne at the Pines, a 272-unit apartment community located in the Pinehurst, North Carolina MSA.
Originally constructed in 2003 and acquired by Hawthorne in 2021, the property features one- and two-bedroom apartments, along with three-bedroom townhome-style residences. It sits on a low-density campus near some of the country’s most renowned golf courses, in the heart of the Home of American Golf. The sale closed in April 2025, with Newmark representing Hawthorne in the transaction.
During its ownership, Hawthorne focused on enhancing property operations and implementing targeted renovations, driving long-term value for investors while delivering an improved, high-quality living environment for residents. “Hawthorne is proud to have produced strong returns, driven by our focused execution across operations, property improvements, and investments,” said Shoff Allison, Founding Principal at Hawthorne Residential Partners. “This success reflects the strength of our vertically integrated platform and mirrors our strong historical track record since the firm’s founding in 2009”. The community has been renamed Southern Pines Reserve by the new owners, aligning with their long-term vision. The financial terms of the transaction were not disclosed.
